The BRE Environmental Assessment Method (BREEAM) has been devised in the UK to assess resource, waste and energy management, along with impacts on the environment, flora and fauna and human life conditions. A high priority is placed on the field of energy management, which goes hand in hand with air protection. “A sustainable building certificate can be taken for granted these days. It is more and more frequently demanded by tenants themselves, rather than being only required by experts or a trend,” says Jaroslav Spozdil, Member of the Board, PASSERINVEST GROUP.
The BREEAM In Use scheme was launched by the BRE (Building Research Establishment) in 2010, the aim being to accredit buildings in their operational life with regard to the use of energy, greenhouse gas emissions, water and waste management, air quality, noise, lighting and fire protection. FILADELFIE has achieved a BREEAM rating of “GOOD” for both Part 1 and Part 2 Asset Performance Management. As of today, only five buildings (four office buildings and one hotel) are certified with the BIU in the Czech Republic (four office buildings and one hotel). Only one of these office buildings (Centrum Zlatý Anděl) boasts the same “GOOD” ratings as FILADELFIE, whereas all the others have a worse performance in either of the parts.
FILADEFIE is an architecturally original office building with 30,500 square metres of rentable area spread over 17 above ground and 6 underground storeys. At present, only the last, 16th floor is available for lease. Attractively located near the city centre and the trunk road towards Brno, FILADELFIE ranks among the most modern office buildings in the Czech Republic. Construction was completed by PSJ in 2010. The building has been designed by the DaM architectural studio.
