GAMMA AS A FLAGSHIP OF BB CENTRUM

Conversion of BB Centrum into a new city district is well underway, with the Gamma Building under construction now. Comprised of ten above-ground storeys and three basements, the building is destined to dominate this office park, situated in Michle, and, at the same time, to be among the largest new office developments in Prague. It will put the finishing touches to the south corner of BB Centrum in immediate proximity to the Trunk Road (5. května Street). Under construction since this January, Building Gamma is scheduled for opening at the end of 2006. The project developer, PASSERINVEST GROUP, is working in co-operation with their reliable partners such as architect Jan Aulík (chief architect), HVB Bank (financing bank) and PSJ holding (general contractor).

The ground floor of the Gamma Building includes an almost 690-sqm atrium with a central reception/waiting area, a large cafeteria (of 1,300 sq m) overlooking a water area, a café and a French restaurant, as well as some 400 sq m space suitable for retail and services. With a 3,000-sqm typical floor area, the Gamma offers approximately 30,000-sqm office premises in total. The large underground car park car will provide over 500 parking places.

There is no doubt that Gamma will be one of the most attractive office buildings. Through a light and airy lobby, you will enter a world of surprisingly ample space and natural daylight. Your attention will be captured by six panoramic lifts and conference rooms whose impressive window walls project into the atrium, as well as slender pedestrian bridges spanning the space between the two wings of the building. In view of this, you will find Gamma truly impressive as soon as you enter its lobby, as befits a place where prestigious companies are based. This impression will be further strengthened by application of natural materials such as stone and timber (for floor covering and wall lining), as well as lush green vegetation in the interiors. Particularly attractive will be the roof garden. Incidentally, the interesting thing about the building is 16 kinds of façade. Overlooking the Trunk Road, the most sophisticated of them and, at the same time, the most typical façade of Building Gamma will feature a three-level system of noise protection. A considerate approach to the opposite housing development, combined with considerable expertise in acoustics, has led to an immensely interesting architectural design.

“With Gamma, we believe to launch currently one of the best office buildings which, owing to the applied state-of-the-art technology, maximum flexibility in the interior layout and high security levels, will offer their tenants an exceptional standard of comfort and a perfect working environment for many years to come,” says marketing director Zbyněk Passer. “Located close to the Trunk Road, the Gamma Building will be also suitable for displaying easily visible corporate logos. Negotiations with prospective tenants are underway. The average monthly rent levels are below EURO 15 per a sq m, subject to the terms of a contract such as the leased area, tenancy period and so on,” adds Z. Passer.

At an estimate, BB Centrum has potential for growth at least through 2011. It is envisaged that on completion of all plans, the premises will offer a total area of more than 300,000 sq m for lease, in 15 buildings, together with some 5,000 parking places (underground parking in particular). In addition, the scheme includes a self-contained network of shops and restaurants, two large parks, a church with a community centre, a multi-purpose sports ground and a modern wellness centre with a wide range of relaxation and sporting activities. The developer aims at creating a high-quality and pleasant working environment for more than 15,000 people. The plans for BB Centrum will be implemented at a total cost in excess of CZK 15 billion.
